76 New Homes For Lake Elsinore's Summerly Development Receive Commission Approval

A proposal for the construction of 76 new homes in Lake Elsinore's Summerly Development is headed for the Lake Elsinore City Council.
During Tuesday night’s regularly scheduled Lake Elsinore Planning Commission meeting, commissioners approved the project with a 3-0 vote.
Commissioners Shelly Jordan and John Gray were absent.
Peter Vanek of Meritage Homes, the applicant on the project, said if the proposal is approved by city council during its June 25 meeting, he expects to have a model home complex off Rawlings Way built-out by about August, with home sales coinciding with that opening.
The single-family detached homes dubbed the “Meridan at Summerly” will be bordered by Malaga Road and Mission Trail.   
Lots in the neighborhood range in size from 5,662 square feet to 11,325 square feet, with an average lot size of 6,430; there are four different floor plans, ranging in size from 2,182 square feet to 2,551 square feet, city documents show.   
Home styles would include “Early California,” “European” and “Bunglow,” according to the documents.   
Vanek would not pinpoint a home price range, explaining that he wants to wait and see where the market is in late summer, but said he expects to build about four new homes a month over a two-year period.
Summerly resident Elizabeth Port said homes in the development are now selling in the low $300,000s. When she bought her house on Line Drive last fall, she paid $232,000, she said.
Port moved from Ontario and said the neighborhood is very friendly.
“I’ve met more neighbors in the last few months than I did in the 23 years living in Ontario,” she said.
Lake Elsinore’s action sports impact the Summerly development. The nearby Diamond Stadium, Lake Elsinore Motorsports Park, and Skydive Elsinore are all nearby.
Port said she can hear the announcers at The Diamond and tire screeches from the motorsports park are commonly heard in her neighborhood, but she knew what she was buying into.
“Yes, I can hear those things, but I kind of like it,” she said, noting that neighbors generally feel the same. “I watch the Friday Fireworks from my yard. There were a ton of disclosures I signed when I bought. It wasn’t a secret that we have action sports here.”
During Tuesday’s meeting, Commissioner David Blake received Vanek’s assurance there would also be disclosures with the Meridan at Summerly sales.
Traffic from the local attractions, along with commuter backups at the Diamond Drive exit, do affect Port’s access to and from her neighborhood, but she has learned several alternative routes to avoid the jams.
“It’s really not that bad if you avoid the Diamond Drive exit,” she said.
Construction at Meridan at Summerly will include weekday work, with a restricted Saturday schedule limited to finishing work between 8 a.m. and 5 p.m. in an effort to keep noise levels down in the neighborhood.
