Large-Scale Development Project Considered In Wildomar At The Farm

The future of the proposed “Spring Meadows Ranch Community” near The Farm in Wildomar will be tested Wednesday night during the city’s regularly scheduled planning commission meeting.

The proposed multi-acre project located off Sunset Avenue is being brought forward by the applicant Rancho Santa Fe–based Shapouri & Associates. In order to move forward, however, the applicant is requesting the city approve an amendment to Wildomar’s General Plan.

Specifically, Shapouri & Associates is asking the city to change Wildomar's existing land use designations at the 792-acre site, which, according to city documents, currently allow for:

Estate Density Residential (409 acres),

Very Low Density Residential (97.4 acres)

Low Density Residential (123.5 acres)

Medium Density Residential (130.5 acres)

Open Space-Reserve (4.8 acres)

Rural Mountainous (26.7 acres)

The applicant wants to change these land use designations at the site to:

Medium Density Residential (403.1 acres)

Conservation Habitat (358.3 acres)

Commercial Retail (9.5 acres)

Public Facilities (4.2 acres)

Open Space-Recreation (16.9 acres)

If the planning commission agrees with the changes, it will recommend city council approve the requested general plan amendment.

According to city documents, Shapouri & Associates has yet to file several required applications, including a tentative tract map and an environmental impact report. Once all the required documents are received by the city, a public hearing will be scheduled on the project.
